1. Tenant Selection Process

Attracting, interviewing and assessing prospective tenants can be stressful, time consuming and costly.

We have a very stringent selection process to ensure the right tenant is selected for your property.

  • Prospective tenants are interviewed and fill in a Rental Application Form.
  • References and employment is carefully checked.
  • Thorough credit checks are carried out on all prospective tenants.

2. Setting and Maintaining Market Rentals

Our Managing Director, Martin Evans, is often called upon by Bank Managers, Mortgage Brokers and Real Estate Agents to give rental appraisals on properties anywhere in Christchurch and is recognised as an expert in this field.

We regularly review rental levels for each property and, where appropriate initiate rental increases or advise Landlords if we think a reduction is necessary to ensure maximum occupancy rates are achieved. We also have extensive experience in rental negotiations relieving you of this stressful task.

3. Rent Collection and Arrears Management

We have a zero rent arrears policy and start proceedings when rent is one day late. Rent is automatically paid into our account which we monitor on a daily basis. We have a sophisticated computer program and experienced staff in this field to ensure rent payments are monitored and arrears dealt with promptly.

We deal with all aspects of bond collection, control and disbursement as required by Law.

If Tenancy Tribunal Hearings are required we attend these and our time is included in our fee. Any non-recoverable court costs are passed onto you.

4. Regular Inspections and Cost Effective Maintenance

Comprehensive inspections are undertaken at the commencement and termination of every tenancy. Along with this we also inspect your property every three months, interview the tenant and send you a written report, including recommendations for preventive maintenance, or improvements to ensure optimum rentals are maintained.

We carry out urgent or minor repairs. All maintenance is undertaken by our carefully selected tradespeople, or one nominated by yourself. This is closely monitored to ensure a cost effective job is undertaken. We advise you of any major maintenance requirements as we become aware of them. The extent to which we are involved is dependant on client instructions.

5. Efficient Administration and Prompt Payment to Clients

We transfer all monies held less expenses into your account twice a month, on the 1st and 15th day of each month (or the next working day should either date fall on a weekend or statutory holiday). You will receive comprehensive monthly statements on the 1st of each month to monitor the success of your investment and provide your Accountant with all the information necessary to file your Taxation Returns quickly and efficiently. These are posted or emailed directly to the client.

6. Residential Tenancies Act 1986

There are a number of requirements and regulations Landlords must adhere to under this act. Failure to comply can result in serious consequences.

We strictly abide by these laws ensuring your interests are protected and that all legal obligations are met with a minimum of fuss or involvement on your part.

7. Communication

We keep in regular touch with tenants through regular inspections and treat them as customers dealing with them very fairly. This in turn minimises disputes, arrears and other problems. However when things go wrong we act quickly and professionally to remedy the situation.

We stay in close contact with our clients. Our prompt attendance to maintenance and continual communication with our investors enables us to build on our relationships.
